Privacy Policy

Dwellings is a property-management platform operated by Compubility, LLC(“Compubility”, “we”, “us”). This policy describes how we collect, use, share, and retain your information when you use the service.

Information we collect

• Account & profile: name, display name, email, phone, role (owner/tenant), avatar, and notification preferences.
• Property & tenancy: property and unit details, lease terms, and uploaded documents (leases, photos, maintenance evidence, receipts).
• Payments: rent and payment history, and — for bank/card payments — details collected and processed by our payment processor (Stripe). We do not store full card or bank numbers on our servers.
• Authorizations: ACH mandate acceptances, including timestamp, IP address, and browser/user-agent, retained as proof of authorization.
• Communications: messages between owners and tenants on the platform, and message read status.
• Usage & device: IP address, device/browser info, and product-analytics events.

How we use your information

• Provide and operate the service (accounts, listings, leases, messaging, maintenance).
• Process rent and platform payments, and prevent fraud and abuse.
• Send transactional email and, if you opt in, SMS notifications.
• Understand and improve the product through analytics and error monitoring.
• Comply with legal, tax, and regulatory obligations.

Service providers & sharing

We share information with vendors who process it on our behalf, under contract:

• Stripe — payment processing (rent collection via Stripe Connect, card/ACH processing, and platform subscription billing). See Stripe’s Privacy Policy.
• PostHog — product analytics and error monitoring.
• Amazon Web Services (AWS) — file/document storage (S3), transactional email (SES), and SMS delivery (SNS).
• Telnyx — SMS delivery, used in place of AWS SNS in some configurations. See Telnyx’s Privacy Policy.
• Our real-time messaging service — delivery of in-app message and notification events.
• Vercel — application hosting; Neon — database hosting.

We do not sell your personal information. We may disclose information if required by law or to protect our rights and users.

Cookies & analytics

We use cookies and similar technologies for authentication (strictly necessary to sign you in and keep you signed in) and, with your consent, to measure product usage via PostHog.

Analytics are off by default. When first visiting, you can Accept or Decline analytics in the consent banner, and you can change your choice at any time using the “Cookie preferences” link in the site footer. We honor the Global Privacy Control (GPC) and Do-Not-Track browser signals as an opt-out. You can also control cookies through your browser; disabling strictly necessary cookies may affect functionality.

Communications & consent

We send service-related emails you cannot opt out of while you have an account (e.g. sign-in links, payment notices). SMS notifications are opt-in and require a phone number on file; reply STOP to unsubscribe. Standard message and data rates may apply.

Your mobile information will not be sold or shared with third parties for promotional or marketing purposes. We use your phone number only to deliver the SMS notifications you opt into, and we share it with our messaging provider (AWS or Telnyx, depending on our configuration) solely to send those messages on our behalf.

Data retention

We keep your information for as long as your account is active. Because we handle real-estate financial records, certain data — including lease and payment records — is retained to meet legal and tax obligations, generally for up to seven (7) years, even after account deletion.

Deleting your account & your choices

You can delete your account from Settings. On deletion we remove or anonymize your personal profile information and cancel any active subscription; legally required records (leases, payment history) are retained for the period described above. You may also request access to, correction of, or deletion of your personal information as described below.

Your privacy rights

Depending on where you live, you may have rights to access, correct, delete, or port your personal information, and to opt out of certain processing. California residents have rights under the CCPA/CPRA. We will not discriminate against you for exercising your rights.

• Access & portability: download a machine-readable (JSON) copy of the personal data we hold about you at any time from Settings → Download your data.
• Correction: update your profile information (name, email, phone, and preferences) directly in Settings. For anything you can’t edit yourself, contact us and we’ll correct it.
• Deletion: delete your account from Settings; see “Deleting your account” above for what is removed and what is legally retained.
• Do not sell or share: we do notsell or share your personal information for cross-context behavioral advertising, so there is nothing to opt out of. We honor the Global Privacy Control (GPC) signal for analytics as described under “Cookies & analytics.”

Security

We use administrative, technical, and physical safeguards to protect your information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Children

The service is not directed to individuals under 18, and we do not knowingly collect their data.

Changes to this policy

We may update this policy from time to time. Material changes will be reflected by updating the “Last updated” date above and, where appropriate, by additional notice.
